What floor should i live on?

Every floor has advantages and disadvantages.  The floor you end up choosing will come down to personal preference.  As I go through and describe some of the positive benefits and disadvantages-negatives of each floor, bear in mind I'm writing about 1-4 story condo/apartment style condo buildings in Harford & Northern Baltimore County.

1st flr-Most first floors offer level walk-in entry.  Easy access to unit, no waiting for an elevator.  Great for walking pet, carrying in groceries, carrying out trash etc.  When remodeling, it's a breeze for contractors to get in and out easily.

Negative could be car head lights shining in windows during evening hours.  Many A/C units are located on ground outside windows.  The biggest negative I hear is  from single women, they are concerned with security/break-ins.

I like the first floor because when you have company visit they can spread out on the patio and into the yard.  The ease of coming and going, being able to access your car easily is a huge plus in my book.

2nd & 3rd flr-These two floors are more isolated and insulated by being between the first and fourth floors.  Residents feel more safe on these levels.  Usually the view is better when higher up.  Your utility bills are lower because the unit above & below are heating & cooling and your unit benefits from their usuage.  You could possibly hear noise from unit above, neighbor walking, vacuuming, doing laundry etc.  Overall, these floors are great to live on also.

4th flr-Top floor-Penthouse-You're in your own little world when you're on top!  You could have cathedral ceilings, vaulted ceilings, maybe both.  Anywhere from 9 ft to 15 ft ceilings, even a 2nd story loft when you're on the top floor.  Lighting is usually not interupted by trees and streams in brilliantly.  Panoramic views of your surroundings is a bonus too.  Extra tall ceilings will accommodate crown molding beautifully.  Tons of open wall space allows for tasteful paintings & a place to show off artwork.

You'll experience less noise not having anyone living above you.  You should feel overly secure here.  Only spiderman can get you when you're up this high.  It does cost more to heat & cool these lofty ceilings, keep that in mind.  You'll have to wait for an elevator every trip.

I haven't found that a top floor is worth more than any other floor (when comparing apples to apples).  They're valued around the same amount no matter what floor they're on.

No matter what floor you prefer, I know exactly where to find what your heart desires.  Look at my pics below, I've seen all the best views in the county.  Let me take the guess work out of finding and buying a condo.  I have the answers, just pick up the phone and call me.  I'm here to help!  Michael Phipps  "The Condo King"šŸ‘‘
